SUMMARY:Coopertowne Center Walking Tour (CM | Seeking 2.0)
DESCRIPTION:  \nDownload the FlyerCoopertown Center Walking Tour \nIn 2005\, Lion’s Head Plaza in Somerdale Borough was a dying shopping mall characteristic of the “greyfields” found in many first generation suburbs. Located along the heavily traveled White Hose Pike (Route 30) at Evesham Road\, the center was 70% vacant. \nUnderstanding the need for a catalyst\, the Borough initiated a redevelopment process and established a cooperative working relationship with the property owner as well as neighboring Magnolia Borough\, in which a portion of the site is located. A new zoning scheme was crafted for the +/-50 acre site\, allowing for a mix of uses\, including retail\, office\, and market and affordable housing\, while also fostering a “town center” atmosphere with public spaces and streetscape and building design. A portion of the original shopping center was demolished in order to create a more open site design\, new buildings were constructed\, and the remaining portion of the center was completely renovated. The result is the re-branded Coopertowne Center\, which has followed the zoning scheme that had been previously implemented. \nAs plans for the revitalization and redevelopment of the Lion’s Head Plaza were advancing\, the Borough recognized that the project could be a catalyst for further land use changes in the area. The resulting plan for the Kennedy Boulevard Area\, adopted in 2009\, set the foundation for the revitalization of the area that when implemented\, will strengthen the connections between Coopertowne Center and the surrounding community and support a dynamic business environment. \nThe walking tour will explore the Coopertowne Center site as well as the Kennedy Boulevard Area (anchored by Borough Hall) to discuss the progress that has been made\, the work that is currently underway\, and where additional opportunities may be realized in the future. This event will be lead by Mayor Gary Passanante of Somerdale Borough and John Orrico\, the President of National Realty & Development Corp (redeveloper and owner of Coopertowne Center). The Borough’s redevelopment planner will also be on hand to add to the discussion. The Borough’s long term vision\, redevelopment planning process\, the relationship and compromises between the Borough and the redeveloper\, the inter-municipal cooperation between Somerdale and Magnolia\, the overall successes\, the setbacks brought by the economic recession\, as well as remaining challenges will be discussed. \nRSVP to APA-NJ Southern Representative Leah Furey Bruder at leah_furey@yahoo.com \n
