The Senior Associate position requires direct New Jersey experience in structuring complex affordable and mixed-income housing projects and in securing the full range of public and private financing that is necessary to bring the firm’s diverse affordable housing plans and projects to fruition, including preservation, new construction, senior, supportive and family projects.
A minimum of five (5), but preferably 10 years or more of progressively responsible experience in the affordable housing industry in New Jersey is required. Must be a self-starter, flexible and be able handle multiple tasks and projects. Excellent communication and organizational skills are a must.

Qualifications & Skills: Finance
Expert in a wide range of public and private financing mechanisms for affordable housing.
Experienced in preparing project development and operating budgets and financially modeling and underwriting complex affordable housing projects.
Extensive working knowledge of NJHMFA’s single and multi-family financing, conduit bond financing and tax credit programs; proficient with the Agency’s FORM 10 and underwriting, approval and closing processes.
Proven experience with public and private affordable housing funding sources and subsidy programs, including applying for and obtaining 4% and 9% tax credits, taxable and tax-exempt bonds HOME, CDBG, FHLB, RAD and other local, state and federal capital and rental operating subsidies.
Experienced in preparing loan and equity proposal packages for acquisition, development, construction and permanent financing, and negotiating debt and equity terms with lenders and investors.
Ability to handle all aspects of due diligence and financial closings, while working closely with legal and tax counsel and other key development team members.
Qualifications & Skills: Development and Project Coordination
Strong real estate development experience; accomplished in all phases of the development process from concept to completion.
Ability to work effectively with various public and private stakeholders.
Experienced in selecting and working closely with architects, contractors, consultants and property managers.
Ability to create and maintain project schedules for planning, finance, design, approvals, construction and lease-up.
Experienced in monitoring the project budget during construction, filing requisitions and obtaining construction draws from funders, equity investors and lenders.
Ability to work with and assist property manager in marketing and lease-up.
Ability to work closely with the project accountant in preparing the final cost certification; experienced in preparing documentation required by NJHMFA to issue IRS 8609.
An overall entrepreneurial and creative approach to problem solving in the planning, finance and development of affordable housing is required.
